Security Patrol and Courtesy Officers
This category covers contracted security officers, mobile patrols and courtesy officers who watch over buildings, parking areas and amenities, respond to calls and document what they see. Some programs use on-site staff for set hours, while others send a patrol car through the property several times a night.

Why this matters
Student housing runs late hours, hosts a lot of guests and fills with residents who are often living on their own for the first time. Parents ask about safety before they sign a guaranty, and one poorly handled incident at a party, a gate or a parking lot can shape how residents, families and the campus see your property for years.
When you need it
- After a break-in, a fight or a string of complaints about non-residents on the property.
- Ahead of move-in weekend, football season or other nights when guest traffic spikes.
- When an owner, lender or insurer asks for a documented security program.
- At contract renewal, when patrol logs show gaps or residents say they never see an officer.
Common challenges in student housing
- Officer turnover means residents and staff rarely get to know the people on patrol.
- The line between enforcing community rules and acting like police can blur, especially at parties.
- Patrol visits are hard to verify without reliable logs, photos or GPS records.
- Late-night calls about noise, guests and intoxicated residents take time away from planned patrol routes.
- Residents may see officers as either too strict or invisible, and both views show up in reviews.
What to look for
- Current state licensing for the company and its officers, if your state requires it, checked against the state's own records before the contract starts.
- Post orders written for your property: patrol routes, gate and amenity checks, noise and guest policy enforcement, and what officers should not do.
- Training on de-escalation, alcohol and medical situations, and when to call police or emergency services instead of handling something themselves.
- Clear incident reporting: how fast you get a written report, what it includes, and how you access patrol logs.
- Staffing plans for move-in weekend, game days, holidays and other high-traffic nights, not just a normal week.
- How they screen, supervise and replace officers, and whether you get a consistent team that knows your residents and buildings.
- A certificate of insurance that names your property, and a review of the contract by your owner or counsel before signing.
How pricing usually works
- On-site officers are usually billed by the hour, often with a different rate for holidays and short-notice shifts.
- Mobile patrol is often a monthly contract based on the number of visits per night and the size of the property.
- Extra coverage for move-in, events or emergencies is typically quoted separately.
- Reporting software, vehicles and uniforms may be bundled or listed as extras, so the total varies by proposal.
How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.
Questions to ask a supplier
- Who will actually staff our property, and how do you keep the same officers assigned to us?
- What are officers allowed to do when they find a party, a trespasser or a resident who needs medical help?
- How quickly will I receive an incident report, and what will it include?
- How can I confirm that patrol visits happened at the times listed in the contract?
- How do you handle a no-show officer or a shift you cannot cover?
- What does extra coverage for move-in weekend or game days look like, and how far ahead do you need to know?
- How do you handle a resident complaint about an officer's conduct?
