Playground and Amenity Equipment

This category covers outdoor amenity equipment such as grills, outdoor furniture and site furnishings, lawn games, dog parks and shade structures, along with the suppliers and installers who put them in and keep them in shape.

Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.

Why this matters

Amenities like fitness rooms, pools, sport courts and outdoor gathering spaces are a big part of how student housing competes on tours. Equipment that is broken or roped off sends the wrong message to prospects, and anything residents use for exercise or recreation needs to be installed and maintained safely.

When you need it

  • Before pre-leasing tours, when the outdoor spaces need to look ready and inviting.
  • When a competing property opens new amenities and yours start to look dated.
  • After equipment is damaged, worn out or taken out of service.
  • When planning a renovation or new building and laying out outdoor areas.

Common challenges in student housing

  • Furniture and games get moved, left out in bad weather or carried off.
  • Grills and shared equipment need regular cleaning and checks that are easy to skip.
  • Amenities chosen for a rendering go unused because they don't fit how students actually gather.
  • Broken pieces sit roped off for weeks while parts are ordered.
  • Heavy outdoor items and structures may need proper anchoring, permits or professional installation.

What to look for

  • Equipment rated for commercial or multifamily use rather than home use, since many residents will share it.
  • Professional installation that follows the manufacturer's instructions and any applicable safety standards.
  • A maintenance or inspection plan, with written records you can keep for owners and insurers.
  • Repair response times and parts availability, so equipment doesn't sit out of service for long.
  • Help planning amenities students actually use, and honest input on what tends to go unused.
  • Clear warranty terms on equipment and installation, in writing.
  • A certificate of insurance that names your property, checked before work begins.

How pricing usually works

  • Equipment is usually priced per item or as a package for a full amenity area.
  • Delivery, assembly and installation are often quoted separately, and site work such as concrete or anchoring is usually extra.
  • Shade structures and larger installs are typically priced per project.
  • Ongoing maintenance or inspection may be offered as a recurring service agreement.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Is this equipment rated for commercial or multifamily use?
  2. Who handles installation, and does it follow the manufacturer's instructions and any local permit requirements?
  3. What maintenance does each item need, and do you offer a service plan?
  4. How quickly can you get parts or replacements when something breaks?
  5. What amenities have you seen students use most, and what tends to go unused?
  6. What does the warranty cover on the equipment and on the installation?
  7. Can you provide a certificate of insurance naming our property before work begins?
