Elevator Service

This category covers companies that maintain, inspect, repair and modernize elevators, usually under an ongoing maintenance contract with additional service calls and upgrade projects quoted as needed.

Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.

Why this matters

In a mid-rise or high-rise student building, elevators carry residents, furniture and staff all day, and move-in weekend can push them to their limits. An out-of-service elevator on move-in day stalls the whole operation, and elevators are subject to inspection and permitting rules set by your state or local authority having jurisdiction.

When you need it

  • When a state or local inspection is due or an inspector has issued findings.
  • Before move-in weekend, when elevators will carry far more weight and traffic than usual.
  • After repeated outages or entrapments that draw resident complaints.
  • When a maintenance contract is up for renewal or equipment is aging toward modernization.

Common challenges in student housing

  • Move-in and move-out traffic pushes elevators hard right when you can least afford an outage.
  • Residents prop doors, overload cars or damage interiors during moves.
  • Maintenance contracts can be long and hard to read, with unclear coverage for parts and callbacks.
  • Older equipment may rely on parts that are slow or hard to source.
  • Inspection and permit timelines don't always line up with the academic calendar.

What to look for

  • Proper licensing for elevator work in your state or locality, checked before you sign a contract.
  • A clear explanation of what the maintenance contract covers, including routine visits, parts, callbacks and after-hours service.
  • Response times for entrapments and outages in writing, including nights and weekends.
  • How they coordinate required inspections and permits with your local elevator inspector or authority having jurisdiction.
  • A plan for move-in and move-out weeks, such as a check before the rush and a technician on call.
  • Maintenance records you can see, kept on site or online, for each visit and repair.
  • Contract terms, such as length, renewal and cancellation, reviewed carefully before you sign.

How pricing usually works

  • Maintenance is usually a monthly contract per elevator, with coverage levels that vary from basic to full service.
  • Callbacks, after-hours service and repairs outside the contract are often billed separately.
  • Inspection fees, permits and witness testing may be extra depending on your jurisdiction.
  • Modernization and major repairs are quoted per project, and contract length and renewal terms vary.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Are you licensed for elevator work in our state and locality?
  2. Exactly which parts, visits and callbacks does the maintenance contract cover?
  3. What are your response times for entrapments and outages on nights and weekends?
  4. How do you coordinate required inspections and permits with our local authority?
  5. Can you check the elevators before move-in and have a technician on call that weekend?
  6. Where can we see maintenance records for each visit and repair?
  7. What are the contract length, renewal and cancellation terms?
